3PM Estimator helps you create estimates, manage Projects, review Estimate results, and use Benchmarks across your workspace. Some features have fixed limits or intentionally show only part of your workspace data. This article explains what to expect and how to work within those limits.
Dashboard compares money only when Estimates use the active workspace currency. Estimates in another currency are left out rather than converted. Cost-per-area figures also leave out Estimates that use the other area unit.
Dashboard shows the newest Estimate’s status and total for a Project, not a combined total of every Estimate in that Project. Alternative Estimates are therefore not added together.
If a Project has no priced Estimate, Dashboard does not show priced value charts for it. Add or price an Estimate before expecting the value, cost-per-area, or element mix views to populate.
Projects filters follow the newest Estimate in each Project. If a Project has several Estimates, an older Estimate’s status does not determine the Project’s filter result.
Deleting a Project also deletes its Estimates and attached documents. This action is restricted to Owner and Admin, and it requires confirmation using the Project name.
An Estimate accepts PDF, image, Word, Excel, CSV, and Markdown files. You can attach up to 10 files, with a 25 MB limit per file and a 60 MB combined limit. Files beyond those limits are rejected or skipped.
Manual editing is limited to 500 edits in one save. If the Estimate changes while you are editing it—for example, in another open tab—your save is not silently combined. Refresh the Estimate and apply the changes again.
Only one Estimate’s figures are shown at a time. When you compare pricing, the Estimate must have a priced total; an unpriced Estimate cannot be scored against a Benchmark.
The Speak option is available only when your browser supports recording. A recording stops at five minutes and transcribes the audio recorded so far. The recording is not stored; only the text is added to the Scope field. The transcribed text is appended to existing Scope text rather than replacing it.
A Benchmark contains AI-generated reference unit costs shown as low, typical, and high bands. Use it as a comparison guide, not as a guaranteed price.
Only priced Estimates can be compared with a Benchmark. Estimates with a different currency or area unit may not produce a meaningful comparison with the selected Benchmark.
A Benchmark can be deleted by a user with permission to manage the workspace. Deleting it removes that saved cost basis.
Invitations offer the Admin and Member roles. Owner is not available as an invitation choice. Invitation links may expire.
If the person already has a 3PM account, they may be added to the workspace immediately and no invitation email is needed.
Owner and Admin can manage members and invitations. Member can create and edit Estimates, but does not manage workspace membership or workspace defaults. The last Owner cannot leave or remove themselves without first handing ownership over.
Settings percentages accept values from 0% through 100%, including one decimal place. Currency must be a three-letter code. House pricing rules are limited to 2,000 characters.
The Default estimate format is used when a new Estimate is created. Each Estimate keeps its format. The other Settings defaults seed new Estimates; they do not override an existing Estimate.
The GST rate is limited to 0% through 100%. The rate in Settings is a fallback: the project address can determine the rate used for the country it is in.
Members can view Settings but cannot save workspace changes. Owner and Admin manage workspace defaults.
Warning: Deleting a Project also deletes its Estimates and attached documents. Confirm the Project name only when you are sure you want to remove the complete Project record.
Dashboard leaves a figure blank when the workspace does not have enough matching priced data. Check that the Estimate has a priced total, uses the active currency, and uses the active Area unit.
Projects uses the newest Estimate’s status. Open the Project and check its latest Estimate rather than an earlier version.
No. Attach up to 10 files, with a maximum of 25 MB per file and 60 MB in total. Create another Estimate when the material cannot fit within those limits.
No. Benchmarks compares priced Estimates only. Complete the Estimate first, then select it for comparison.
No. Settings changes apply to new Estimates. Existing Estimates remain unchanged.
Owner is not an invitation role. Invite the person as Admin or Member, then an Owner can manage ownership separately.
An invitation link may expire. Send a new invitation if the person still needs access.
No. 3PM Estimator uses the recording to produce text, then keeps the text in the Scope field rather than the recording itself.
