3PM Estimator helps you create faster, clearer construction estimates, manage Projects, review Estimate results, and use Benchmarks across your workspace. Use this glossary to understand the terms you see in 3PM Estimator.
Open an Estimate to switch between Quote and Elemental. Both are different readings of the same Estimate and use the same underlying line items, so their totals remain aligned.
Quote is the document-style view for presenting the scope, sections, groups, lines, quantities, units, rates, and totals. Use it when you want to review how the Estimate reads as a client-facing document.
Elemental is the cost-analysis view. Use it to review how costs are distributed across construction elements and to compare the Estimate with a cost basis.
An Estimate can show its region, basis date, gross area, storeys, building type, project type, sections, and lines. Its total is shown excluding GST, with a cost-per-area figure when enough area and pricing information is available.
You can also edit an Estimate when editing is available. Select Edit, change supported line details, then select Save. Select Cancel to discard changes. A line must have a description. If an AI update is in progress, editing and some other actions may be unavailable until the update finishes.
Select Projects to view and manage your jobs. A Project can hold multiple Estimates, allowing you to price different options or drawing sets without changing the Project itself.
To create an Estimate:
Documents belong to the Estimate you add them to. This means you can use a different drawing set for another Estimate in the same Project.
The Estimate format is fixed once the Estimate exists. Settings can provide the initial defaults for new Estimates, but changing those defaults does not change existing Estimates.
Select Overview to open the Dashboard. The Dashboard gives you a workspace-level view of your recent estimating activity and areas that may need attention. Use it as a starting point, then open Projects, Benchmarks, or a specific Estimate for detail.
Select Benchmarks to build or review reference unit costs for a market and facility type. A cost basis includes a region, basis date, area unit, currency, building type, and priced elements. Each rate is shown as a low–typical–high band.
To use a cost basis:
Only Estimates with a priced total can be compared. Benchmarks are AI-generated reference figures for checking your pricing; they are not a substitute for a subscription cost service or local quotes.
Note: Treat cost-basis figures as a sanity check. Confirm rates against your own project information, suppliers, subcontractors, and current local pricing.
Select Profile from your user menu to manage how you appear in 3PM Estimator.
Your Profile name is separate from workspace membership and does not change the email used to sign in.
Select Settings to manage workspace and estimating preferences. Depending on your access, you may see these tabs:
In Estimating, you can set:
Each standard adjustment and the GST rate must be between 0 and 100 percent. Select Save defaults to apply changes to new Estimates. Existing Estimates are unchanged.
Select Team to view workspace members and manage invitations when you have permission.
Select Invite member, enter their Work email, choose a Role, and select Send invitation. An invitation gives the person access to the workspace. One 3PM account covers every app in the suite.
The available roles are:
Owners and Admins can manage workspace members and invitations. An Admin cannot manage an Owner. The last Owner cannot be removed or demoted, so ownership must be transferred first.
To remove a member, open the member's actions, choose Remove from workspace, review the confirmation, and select Remove member. Removing someone takes away their access immediately. Estimates they created remain in the workspace because Projects belong to the workspace, not to their author.
